This is an exceptional business in great condition.
Mull charms and commands the loyalty of all visitors. Our location is second to none. Stunningly beautiful, with the sea on two sides and views to Ben Nevis. Near the ferry, so seen by everyone. Stroll to pub, shop, and buses for Tobermory and Iona (for Staffa). Walk to spa, swimming pool, golf, castles and hills.
Turnover in 2016 was up over 30%. Road Equivalent Tariff cut ferry fares by nearly 60%. Ferries now run every hour, not every two. Bookings in 2017 show further growth.
Based on 32 years of trading, we have a loyal customer base, who return and recommend us to others. TripAdvisor gave us Certificates of Excellence or the last 3 years: 2014, 2015 and 2016. Our inventories, procedures and computer systems help maintain these high standards.
Besides 2 self-catering cottages and 90 touring pitches, we offer glamping in 16 Shielings, semi-permanent tents designed and made on site. We also make the Shieling Dryer - www.ShielingDryer.co.uk - a green replacement for the tumble dryer. Winter manufacture helps provide all-year employment.
We care deeply about the business. In preparing it for sale, we paid £6865 on sea defences, £10450 on a long sea outfall for effluent, £15,727 on electrical distribution, and £6680 on updating computer hardware and software, total £39,722. Double that for our own hours. We would work hard to achieve a successful transfer to any buyer.
The Owner’s house is right by the sea. Watch sea otters from your breakfast table. Built in 2001, it has 3 double bedrooms, integral reception, multifuel stove, and a small conservatory.
On the ground floor: large reception/office; large open plan living/dining/kitchen with multi-fuel stove; double bedroom; bathroom; and small conservatory. Upstairs, two very large double bedrooms, which could be ensuite. Wi-fi. Storage and panel heaters
A unique location, combining very great peace and beauty with convenience to all a visitor could wish. Our central location, within easy walking distance of the ferry and bus services, makes this the ideal base for the whole of Mull.

Our site has the sea on two sides. On the third side are fine Scotch elms and beeches, and on the fourth a stream and native woodland. There is a rich variety of habitats and wildlife. Breath-taking views give a feeling of space and freedom.
The site is on two levels, divided by a limestone craig. On the lower level, by the sea:

Turnover in 2016 is up over 30%. Road Equivalent Tariff cut ferry fares by nearly 60%. Ferries now run every hour, not every two. We are forecasting further end year increases in turnover and profit in 2017 and 2018.
The planners have approved a pre-application for replacement of Shielings with lodges with an 11 month season. We would not wish to replace Shielings ourselves. But successors wishing to realise capital might sell lodges, say, on a 30 year lease.
Shielings evoke the summer cottages of Highland shepherds by mountain and shore. Glamping combines the comfort of a cottage with the back to nature of camping. Shielings could be franchised to others to meet the demand for glamping. The Shieling Dryer dries clothes outside for free all year in all weathers - https://www.youtube.com/watch?v=A9XsKt6HCd0. We have trade marks for the Shieling name and logo. Successors could promote Shielings and Dryers in Scotland and beyond.
Our location at the entry to Mull gives us a competitive edge. Campers like to be near the ferry, avoiding single track roads with caravans and campervans. In self-catering, the demand is increasingly for glamping and short breaks. Shielings are easy to clean, so we can offer a minimum stay of as little as 2 nights, which conventional accommodation cannot match.
We are 82 and 77 and wish to hand over to successors with the time and energy to exploit the great potential.of the business.
Camping 03/03/16 to 06/11/16, Shielings Easter to mid-October, Cottages all year.
We want the business to prosper, and would give support and training if required, for example in
1 Shieling and Dryer design and manufacture
2 specifications, inventories and procedures
3 computer systems, eg our own booking system and online booking website - http://bookings.shielingholidays.co.uk/booking
The business has been valued at £925,000, excluding the intellectual property. Accounts for 10 years 2006 to 2016 are available on request. We can put you in touch with a source of finance and will be glad to answer questions.
