Situation
The village of Glamis is situated between the towns of Kirriemuir and Forfar. Arguably the most attractive village in Scotland, much of it was built in the late 1700s by the local Earl who still owns much of the village today and is landlord of the P.O stores and house. On the outskirts of the village is Glamis Castle home of the late Queen Mother and which draws 1000s of visitors to the area each year. The area surrounding the village is rich agricultural land and is well renowned for growing soft fruits such as raspberries and strawberries.

The Business
Glamis P.O, Stores and Tearoom has been run for the last 6 years by the current proprietors, a husband and wife team with 1 part-time member of staff. The shop is open from 7.00-5.30p.m during the week with half day closing on Thursday. Saturday it is open 7.00-4.00p.m and on Sunday from 10.00-12.00. The post office only opens in the mornings though still generates a salary of approx £11,000p.a. The Tearoom normally opens between 10.00-4.00p.m offering teas, home baking and snacks. The shop offers a wide range of products and currently also has an off-licence though this has not been applied for under the new licence laws as very little alcohol is sold.

The Property
The business is situated in the centre of the village on a corner site with the owners house adjoining. The sales area is split level with the sales counter to the front next to the post office counter. Beyond the shop is the Tearoom for 16 covers. There is also a display of local crafts which are also for sale. A small Kitchen services the Tearoom with coffee machine, dishwasher, microwave and fitted units.

Owner’s house
This can be accessed via the shop though it has its own external entrance. The house is laid to offer a large dining kitchen, lounge, 2 double bedrooms and bathroom. There is also a small garden to the rear.

Services
We are informed that it has mains water electricity and drainage

Tenure
The business is held on a lease from the local estate with a rent of £743.00 per month for the business and house. Full terms of the lease will be available after viewing.
