We have turned the top floor into an owners apartment with fitted kitchen, bathroom and 2/3 bedrooms. There is a downstairs lounge with open log fire but you could easily install a wood burning stove, wood is no problem, we have a mountain of logs already in the cellar, and names of suppliers. There is oil fired central heating, and the oil delivery is quick and efficient.
Location:
Right in the centre of town, one hour from the ferry port at Caen, nearest train station 15 minutes at Vire. Surrounding area is countryside, forests and lakes great for biking and walking. The town has all facilities, supermarket, other food shops, bank, pharmacy and English speaking doctor. On the main road to the marina town of Granville with yachts, beaches, great seafood and coastline, it really is in a prime location for holidaymakers and passing trade.
Premises details:
In the past few months we have decorated and refurbished the 40 seat restaurant and bar with new furniture and equipment, in we like to think a tasteful but traditional style befitting the age of the property. We have just finished the renovations on the kitchen which now complies with current regulations and is fresh and new. on the second floor are 10 rooms plus bathroom and toilet, 5 rooms are ensuite but the rooms do require some modernisation. Some are currently used for storage, laundry and office. Top floor has been converted to an owners apartment and there is a separate apartment, see below. There is a massive cellar and loft space. The outside has now been painted a lovely soft green, not shown in the photograph and an extra door added to comply with fire regulations.

Expansion potential:
To generate more income, behind the hotel is a separate apartment included in the selling price. In need of updating it would make an ideal holiday gite, of which there are very few in the area, There is an 18 hole golf course in nearby Vire, our accountant is a member. They have indicated a need for a suitable venue for Golf Weekends, so this would certainly be another moneyspinner. With the English and French clientele liking a diverse range of things from theme nights to afternoon tea (yes the French love english cakes) there are ideas a plenty. We really have not tapped the potential of this business for reasons mentioned later, but we are doing some things, a curry night is planned. Yes the french do like curry and fish and chips as well as their own delicaces.
Competition / Market:
You are on your own. There is no other competition, it's the only hotel in town with a fully equiped restaurant, and in the surrounding area.
Support & training:
We would happily assist the new owners in any way we can with advice, assistance and help, as would our many friends and contacts both French and English we have made here, and would happily stay on in a managerial capacity if needed.
Reasons for selling:
Having taken early retirement with a view to running something in the hospitality industry, we now have to sell due to major health issues, although we are still going at the moment, so selling without delay would be preferable. We are therefore flexible on price, and as you can see have reduced this has been reduced for a quick sale. This business has a great deal of potential for a private individual or an investor.
Trading hours:
The bar is currently open Monday (closed Tuesday) to Saturday 9am to approx 8pm with a break for lunch, with the restaurant fully open hours would probably extend. On Sunday we open from 9am to approx 2pm, but if doing Sunday lunches or afternoon tea this would extend.
